QUESTION: Do Open Houses Really Work?

I have met a few people who have told me that their REALTOR® (past or present) doesn't do Open Houses because "they don't work." Well to each their own, but I have to say - I disagree! Open Houses are an integral part of my marketing plan for all of my listings (unless the Seller is opposed to them). 

I believe in hosting Open Houses, particularly early in the listing process, for several reasons:

1. I can see who the Buyers are (age, demographics, etc) so marketing efforts can be tailored accordingly.

2. I get to see people reacting to the home and get feedback - what they like and what they don't like - so my clients and I can address any (reasonable) objections that are within our control early in the marketing process.

3. It gets the neighbours in. Who better to advocate for a community than the people who already live there?! Everyone knows people who might want to make a move. Sure, many are just "looky-loos" but this gives me a chance to get to know the people living in that direct vicinity.

4. It allows potential buyers the convenience of viewing the property without having to make an appointment or wait for their own REALTOR® to show it to them. Believe it or not, this can also benefit the Sellers.

5. Whether serious buyers or not, Open Houses make people think about buying/moving/selling/improving their own properties. Buying and selling real estate, and home improvements, are major drivers of the economy! Think about it: REALTORS®, lawyers, conveyencers, inspectors, banks, mortgage brokers, renovators, contractors, decorators, movers... all of these professions depend on a healthy, active housing market.
