LOTS 23-28 ADELAIDE Street, Kincardine, Ontario

Blog by Michelle Wright | June 9th, 2021

I just finished uploading this Vacant Land for sale, LOTS 23-28 ADELAIDE Street, Kincardine, Ontario

This naturally forested recreational 3-acre parcel with a watercourse could be yours! The property runs alongside an unopened road currently being used as part of the Kincardine trail system could be yours! Most of the property is zoned environmentally protected (EP) with a residential (R1) portion that could be a future building lot with approval of plans from Saugeen Valley Conservation Authority (SVCA) and the Municipality. This property is accessible via an unopened road, and therefore landlocked. Any possible development would require the unopened road (Adelaide Street) to be completed, and services installed, all at the future buyer's expense. Buyer is responsible for exploring with SVCA and the Municipality of Kincardine for their intended future use, and the costs for Municipal road and services. Per the Municipality, approximate cost for road and servicing (water, storm, sewer) is $4,000 per lineal meter and does not include hydro, street lighting or other utility servicing (telecom, gas etc) or a cul-de-sac, which would be needed if the road didn't connect from Bruce Ave to Kincardine Ave and would increase costs slightly. Engineering would also be additional to this. Please note zoning maps in the photos. This parcel cannot be subdivided into multiple smaller lots as the majority is in the regulated area. The Pre-Submission Consultation (June 2020) from SVCA is available upon request. (id:2469)
